treat your Villa like a party house, with no recourse for damages. **Fix:** Collect a deposit equal to one month’s rent—hold it in a separate account. ## Mistake 3: Underestimating Utility Costs You’ll be shocked when AC, pool pumps, and garden irrigation run up bills that eat half your revenue. **Fix:** Install submeters and charge tenants a fixed utility fee or cap consumption. ## Mistake 4: Hiring Unvetted Property Managers A cheap manager who vanishes during emergencies or double-books your Villa will destroy your reputation fast. **Fix:** Check licenses, demand references, and run background checks before signing any contract. ## Mistake 5: No Insurance for Guest Damage Standard homeowner policies won’t cover a drunk guest crashing a scooter into your pool fence. **Fix:** Buy short-term rental

insurance that specifically covers guest-caused property damage. ## Mistake 6: Ignoring Local Tax Obligations Bali

tax authorities are cracking down—miss a PPh Final or PPN payment and face fines that dwarf your profits. **Fix:** Register for a NPWP and PKP, then file taxes quarterly or hire a local accountant. ## Mistake 7: Poor Listing Photography Dark, blurry photos with cluttered rooms make your Villa look like a budget hostel, not a luxury retreat. **Fix:** Hire a pro photographer to shoot wide-angle, well-lit images during golden hour. ## Mistake 8: Overpricing During Low Season Charging peak rates in rainy season leaves your Villa empty for months, bleeding cash. **Fix:** Drop rates 30–50% in low season and offer weekly discounts to fill gaps. ## Mistake 9: Skipping Regular Maintenance A broken AC or leaky roof during a guest’s stay triggers refund demands and scathing reviews. **Fix:** Schedule monthly inspections of AC, plumbing, and pool systems—keep a repair fund. ## Mistake 10: No Exit Strategy Clause Getting stuck with a Villa you can’t sell or lease because you locked into a bad long-term contract is a disaster. **Fix:** Include a break clause allowing you to exit with 60 days’ notice or upon sale. | Mistake | Estimated Cost (AUD) | Solution | |---------|---------------------|----------| | No written agreement | $10,000+ lost rent | Use signed lease | | No security deposit | $5,000+ in damages | Collect 1 month deposit | | Underestimating utilities | $3,000/year overpay | Install submeters | | Unvetted manager | $15,000+ in theft | Background checks | | No guest damage insurance | $8,000+ per incident | Buy short-term rental
