Price Analysis: What a $180K Villa Actually Costs to Build

Data from 47 completed villa projects across Bali tracked by Bali villa construction costs

analysis reveals that Australian investors pay significantly more than local developers. The average build cost per square metre sits at AUD $1,850 for foreign-owned projects compared to $1,150 for locally managed builds. This $700/m² premium adds up fast — on a 90m² villa, that's $63,000 extra before you even start furnishing.

Year-on-Year Trends: Costs Rising Faster Than Australian Inflation

Since 2022, Bali villa

have risen 38% cumulatively. By comparison, Australian residential construction costs

rose 22% over the same period. The gap is widening because Bali imports most construction

materials — cement, steel, rebar — which are priced in USD. The IDR has depreciated 14% against the AUD since 2024, meaning every imported tonne of steel costs more in dollar terms.

Labour costs have also increased sharply since Indonesia's minimum wage rose 6.5% in 2025. Skilled trades like tiling, plumbing, and electrical now command $35-$50 per day versus $18-$25 in 2022. While still cheap by Australian standards, this trajectory means projects budgeted at $180,000 in 2025 would cost $210,000 in 2027 if current trends continue.

Building costs vary dramatically by area. Canggu and Seminyak are the most expensive due to high demand and restricted land availability. Ubud and Sanur sit in the mid-range. East Bali (Amed, Padangbai) and North Bali (Lovina) are cheapest but lack infrastructure and rental demand.

Cost Comparison: Bali vs Australian Building Standards

The data shows Australian investors pay a 40-60% premium over local builders but still save 60% compared to building in Australia. A comparable 90m² villa in Byron Bay or Sunshine Beach would cost $450,000-$550,000. The Bali build of $180,000 represents a saving of roughly $300,000, which aligns with Bali villa

The catch is quality assurance. Australian standards require certified trades, engineering sign-offs, and compliance certifications. Few Bali builders offer this. The extra $50,000-$70,000 that cautious investors pay goes toward project management, third-party inspections, and rectification when Indonesian standards fall short of Australian expectations.

Projection 2027: Based on material inflation rates and IDR depreciation forecasts, expect total build costs

to reach $195,000-$205,000 for a similar 90m² villa in popular areas. Locking in fixed-price contracts with escalation caps is the single most effective cost control strategy identified in the data.
