Navigating breaking: bali's green belt law — $80k on my v requires careful planning and professional guidance. Australian investors who take the time to understand these factors can avoid costly mistakes and make informed decisions about their Bali property investments.

BREAKING:

Green Belt Law Enforced

On Aug

ust

1, 2026, the

nese provincial government began enforcing the revised

regulations, restricting construction within 100 metres of coastlines and 50 metres of rivers. Over 130 foreign-owned villas in Canggu, Seminyak, and Uluwatu now face compliance orders. Australian investors holding properties near Berawa Beach, Batu Belig, and Petitenget are the hardest hit, with estimated compliance costs reaching $80,000 per property.

The Impact — 5 Critical Points

, the 100-metre setback applies retroactively. Villas built under previous permits must now prove they obtained coastal setback exemptions — many of which were verbal agreements with local officials that carry no legal weight. Second

, demolition orders are already being issued. The first 48-hour demolition notice was served on August 3 to a villa 80 metres from the Berawa shoreline. The owner has 14 days to appeal. Third

, resale values on affected properties have dropped 25-40% in two weeks. Agents report that Australian buyers are walking away from deposit-stage purchases once green belt zoning

compliance is mentioned.

, your builder's original permit does not protect you. If the permit was issued without a coastal setback exemption from the Regency government, it is void. Your builder's indemnity insurance does not cover regulatory changes. Fifth

, insurance claims for demolition orders are being rejected. All major Indonesian insurers have added a green belt zoning

exclusion clause to new policies since July 2026.

What You Must Do

Check your villa's distance from the coastline using Google Maps satellite view — measure from the nearest building wall, not the property boundary

Request a copy of your IMB or PBG building permit and look for "Sempadan Pantai" (coastal setback) exemption text

Contact your local Regency's Tata Ruang (spatial planning) office to verify if your zone is classified as "Kawasan Wisata" (tourism zone) or "Sempadan Pantai" (coastal buffer)

Review your title deed — SHM (Freehold) titles within 100m of the coast may be at lower risk than HGB (Leasehold) titles, which carry a specific green belt surrender clause

Engage a licensed Indonesian legal consultant registered with PERADI to file a Sengketa Tata Usaha Negara (state administrative dispute) if your villa is under threat
