Bali renovation contractor traps

guide covers every mistake, the real cost, and exactly how to avoid each one.

Mistake 1: Skipping the Building Permit

Cost: $5K-$20K in fines + demolition orders. Without an IMB or PBG permit, your renovation is illegal. Many Australian owners skip thi

villa

of getting caught includes fines and potential demolition. A permit costs $800-$2,000 and takes 2-4 weeks.

Mistake 2: Hiring the Cheapest Contractor

Cost: $15K-$40K in rework and materials. The lowest quote is often the most expensive — u nlic

ensed contractors use substandard materials, skip permits, and disappeabalid-project. The

data shows that contractors charging below AUD $800/m² deliver work that needs redoing within 18 months.

Mistake 3: Paying Upfront Deposits

Cost: $10K-$30K lost. Never pay more than 20% upfront. Indonesian contractors who receive large deposits have a high rate of disappearing — 34% of renovation disputes involve unpaid deposits according to BKPM data. Link every payment to a completed, inspected milestone.

Mistake 4: No Written Contract

Cost: $5K-$25K in disputes. Verbal agreements are unenforceable in Indonesian

rts. A written contract with milestone payments, defects clausebalid variation procedure is essential. The

most common: add-ons that are agreed verbally and never delivered.

Mistake 5: Ignoring Leasehold Duration

Cost: Full renovation value wasted. If your lease has less than 15 years remaining, don't renovate. The investment won't pay back before the lease expires. Check your leasehold term before spending a single dollar on improvements.

Mistake 6: Using Unlicensed Architects

Cost: $8K-$15K in permit delays. Only licensed architects (IAI registered) can sign building permit applications. Unlicensed draftsmen create plans that fail permitting, causing months of delays and additional costs. Always verify IAI membership.

Mistake 7: No Defects Period

Cost: $3K-$12K in post-completion repairs. Indonesian law implies a 6-month defect liability period, but most contracts explicitly waive it. Insist on a 3-month retention period holding 5-10% of the contract value.

Mistake 8: Buying Materials Yourself

Cost: $2K-$8K in wasted materials. Contractors inflate material quantities when you supply materials. They also claim materials were stolen or damaged. Let the contractor source materials with your approval on each invoice.

Mistake 9: No Project Management

Cost: $10K-$30K in quality issues. Remote owners who don't inspect weekly pay 30% more for substandard work. Hire an independent project manager ($500-$1,500 total) to inspect and report weekly.

Mistake 10: Ignoring Counterfeit Materials

Cost: $5K-$15K in premature replacement. Counterfeit cement, rebar, and electrical wiring are common in Bali. Only buy from established suppliers with receipts and warranties. Test concrete strength after pouring.

Mistake 11: No Documentation

Mistakebali Releasing the Retention Early

How much should a Bali villa renovation cost?

A full renovation runs AUD $800-$1,500 per square metre, varying by finish quality. Budget 20% contingency for unexpected issues. Anything below $800/m² signals substandard materials or unlicensed contractors.

Can I renovate a leasehold villa?

Yes, but only if the remaining lease term makes the investment worthwhile — ideally 15+ years. Renovating a short-lease villa is wasted money with no resale value.

How do I avoid contractor scams?

Verify SBU and SKDP licences, sign a detailed writbalicontract, link payments to inspected milestones
