BREAKING:

Bali Green Belt Law

— What Changed

The bali provincial government passed a new coastal setback regulation in July 2026, mandating a 100-metre green belt from the high tide line. This law ... within the restricted zone are now classified as non-compliant, regardless of prior permits or land certificates.

For Australian villa investors, this means properties built within 100 metres of the coast face potential demolition orders. The law applies retroactive... ompensation is offered for illegally built structures, raising fears of total capital loss for affected investors.

What Happened: The New Green Belt Rules

The regulation requires all coastal land to maintain a 100-metre vegetated buffer zone. No new construction is permitted within this zone, and existing b... illas built before 2005 may qualify for a grandfather clause, but proof of original construction date is mandatory.

The law also prohibits hard seawalls, requiring natural erosion control methods instead. This affects villa foundations and pool structures near the shoreline. Real estate agents must now disclose green belt restrictions in all sales contracts, with penalties for non-disclosure.

Date: July 2026 — Governor Regulation No. 12/2026 passed

Date: August 2026 — Enforcement moratorium ended; inspections started

Date: October 2026 — First demolition orders issued in Canggu

Date: December 2026 — Grandfather clause application deadline

The Impact: $75K Losses for Aussie Villa Owners

Properties built between 50 and 100 metres from the high tide line are now worthless for resale or rental income. Australian investors who purchased villas in this zone during the 2020–2025 boom face total write-downs of $75,000 to $150,000 per property, depending on location and build cost.

Rental bookings are being cancelled as guests avoid properties under demolition threat. Platforms like Airbnb and Booking.com are de... ers who mortgaged these properties with Australian lenders now face margin calls and loan defaults.

Insurance policies are voiding coverage for properties in the restricted zone, leaving owners exposed to liability for guest injuries or property damage. Several Australian super funds that invested in Bali

villa syndicates are reassessing their exposure, prompting distressed sales at 40–60% discounts.

Engage a

-based legal firm to review your land certificate and any existing enforcement notices

Renegotiate with your Australian lender to secure a temporary interest-only period while you assess compliance options

Do not list your property for sale until you have a green belt compliance certificate from the provincial agency

Consider relocating building elements (pools, decks) landward if your lot size allows partial compliance
