Indonesia has quietly simplified its

Bali foreign ownership regulations

after years of lobbying by property groups. The new rules, now entering force from September 2026, cut red tape for Aussies buying leasehold and Hak Pakai titles. The changes follow a fast-tracked legislative process — here is the timeline:

Legal fees for standard leasehold contracts have dropped by 30% thanks to simplified notarial procedures. You now need fewer certified documents from Australian authorities — the new rules accept scanned copies with an apostille stamp.

Approval times from the Land Office (BPN) have compressed from 12 weeks to three. The bottleneck at local notaries has eased because the regulation removes the requirement for a separate land-right certificate application for short-term leases.

If you were burnt by the old regime — like the reader who lost $30,000 on a flawed

offer a cleaner path. You can now secure a 30-year leasehold with an automatic 20-year extension without the old requirement to set up a local nominee. That nominee risk is gone. Yet the Australian Tax Office still treats any lease exceeding 10 years as a capital asset, so you must report it in your annual return. The AUD exchange rate, currently near 10,500 IDR, makes entry prices attractive, but don’t ignore the 2.5% withholding tax on rental income. These

do not grant freehold rights to foreigners – freehold remains closed. But the simplified leasehold system means you can legally control a property without a local proxy. For Aussies planning to retire in

, the new rules also align with the retirement visa extension, allowing simultaneous property and visa processing. That cuts months of administrative headache.

Leasehold: contractual lease from Indonesian landowner, 25-30 years typical, no land title but lower upfront cost (AUD 50-200K vs AUD 300K+ for HGB land).
