Renovating a

Bali villa renovation

project costs $30K-$80K on average, but poor planning can double that. Here is the 12-step timeline experienced Australian owners use.

12-Step Villa Renovation Timeline (20-22 Weeks)

Step 1 — Assess Structure (Week 1)

Hire independent structural engineer. Cost $800-1,200. Pitfall: builder's own inspector overlooks defects.

Step 2 — Verify Permits (Week 2)

Check IMB/PBG permit status. Cost $200-500. Pitfall: renovations over 30% require new permits you do not have.

Step 3 — Budget + Contingency (Week 3)

Budget $800-1,200/sqm with 25% contingency. Pitfall: Australian owners underestimate

Bali

Step 4 — Hire Project Manager (Week 4)

Bilingual PM costs $500-1,000/mo saving $5K-15K. Pitfall: PM referred by builder has divided loyalty.

Step 5 — Get 3 Quotes (Week 5)

Request itemised quotes from 3 contractors. Pitfall: lowest bidder uses substandard materials every time.

Step 6 — Draft Contract (Week 6)

Include milestones, deadlines, defect period. Cost $500-800. Pitfall: verbal agreements are unenforceable in Indonesia.

Step 7 — Order Imported Materials (Week 7)

Tiles and fixtures from Australia/Singapore. Lead 4-8 wks. Pitfall: customs can hold shipments for 2-4 weeks.

Step 8 — Demolition (Week 8-10)

Supervise daily. Cost $5K-15K. Pitfall: contractors remove sound walls and charge you to rebuild them.

Step 9 — Rough-In Plumbing (Week 11-13)

Install pipes and wiring before walls close. Cost

$3K-

8K. Pitfall: Bali wiring differs from Australian standards.

Step 10 — Finishes (Week 14-18)

Tiling, paint, cabinetry. Cost $10K-25K. Pitfall: stand

paint degrades in 6 months in Bali humidity.

Step 11 — Pool & Landscaping (Week 16-20)

Pool takes 4-6 weeks. Cost $8K-20K. Pitfall: local contractors skip sand filters — demand Australian-spec.

Step 12 — Final Inspection (Week 20-22)

Independent inspection of all systems. Cost $500-1,000. Pitfall: skipping this saves $500 but costs $10K in hidden defects.
