: The 30-Year Reality

in

grants the right to use land for a fixed 25-30 year term with renewal options. The initial cost is 40-60% less than freehold equivalents. A 30-year leasehold

on a $400K property costs $180K-$240K upfront. The risk: when the lease expires, the land returns to the Indonesian owner unless renewal is negotiated. Pertama Property transaction data shows leasehold

renewals costing 15-25% of original property value. Indonesian banks rarely accept leasehold

as collateral, limiting financing options.

Freehold via PT PMA: The Premium Option

Freehold title (SHM) is legally restricted to Indonesian citizens. Foreign investors use a PT PMA structure holding HGB (building rights title) for 30 years, renewable for 20+30 years, giving up to 80 years of control. The premium: a $400K property costs $400K-$500K after setup, notary fees, and taxes. The reward: freehold-equivalent properties have appreciated 8-12% annually over five years, versus 3-5% for

.

The Verdict

For 5-10 year horizons,

offers lower entry and higher cash returns. For 10-20 year horizons with appreciation goals, the PT PMA structure provides superior long-term value. The $60K lifetime cost difference favours freehold for long-term holders, while Leasehold wins for short-to-medium term rental strategies.

The leasehold vs freehold decision is the single biggest financial choice most Australian villa buyers will make in Bali. Leasehold offers a lower entry price (typically AUD 50-200K for 25-30 years) but zero equity at term end — effectively a prepaid rental. Freehold through a PMA company costs more upfront (AUD 300K+ for HGB land plus AUD 4-7K company setup) but the land retains value and can be sold or inherited. The breakeven point is around year 12-15: if you plan to hold for longer, HGB is cheaper on a per-year basis. If your Bali timeline is 5-10 years, leasehold may be more capital-efficient.
