Agent Commission Cost Comparison

When comparing
strata title
and leasehold land, factor in agent commissions. Strata sales through managed complexes involve 1-3% developer-paid commissions, while leasehold land transactions through private agents cost buyers 2-5%. A $300K strata unit with 1% commission adds $3K, while a $400K land lease with 4% commission adds $16K — significantly shifting the cost comparison.

Body Corporate Risks

The P3SRS controls your
strata title
investment. Poorly managed complexes underfund sinking funds, triggering special levies of $5K-$15K per unit. Request audited financials and verify 10% of fees go to reserves.

Strata Certificate Hurdles

Developers often sell before the SKBG is issued, leaving you without a registered strata title

— no mortgage, no easy resale. Demand the SKBG and a PPAT review before transferring money.

Rental Rules & Exit Costs

By-laws may ban short-term lets or cap guests. Get the rules in writing and check for 1-2% transfer fees on resale.

Always work with a qualified PPAT notary and legal

isor before committing to any Bali property investment.

Strata title

(Sarusun) means owning a unit plus shared common areas — ideal for foreign investors on HGB land. Ensure the developer has properly registered the strata with BPN before you buy.

Alternative structures like leasehold or Hak Pakai via PT PMA have distinct tax and transfer rules to evaluate with counsel.
