Mistake 1: Buying Without Due Diligence on Title

Paid $280K for a Seminyak villa — seller didn't hold clean title, 3 siblings disputed ownership. Cost: $40K legal fees, 18 months lost. Fix: Verify SHM certificate through a PPAT notary before signing.

Mistake 2: Using a Verbal Nominee Agreement

Melbourne investor used verbal nominee with an Indonesian friend — friend died, family claimed the $350K villa as inheritance. Cost: $350K lost. Fix: Use written Hak Pakai or leasehold. Nominees are criminalised under UU No. 1/2024.

Mistake 3: Ignoring Zoning and Building Regulations

Built a villa on agricultural sawah land — local government ordered demolition. Cost: $120K lost. Fix: Check RTRW zoning at the local planning office before buying land.

Mistake 4: Underestimating Renovation Costs

$50K renovation budget blew out to $95K — structural issues, permit delays, material inflation. Cost: $45K over budget. Fix: Budget 25-30% contingency. Get 3 quotes from vetted contractors.

Mistake 5: Not Budgeting for

Property

Self-managed from Sydney — guest complaints, booking gaps reduced rental income 40%. Cost: $12K/year lost. Fix: Budget 15-20% of gross income for professional management.

Mistake 6: Failing to Plan for Tax Compliance

Declared all income in Australia without Indonesian filings — ATO and DJP cross-referenced data. Cost: $18K in back taxes and fines. Fix: File Indonesian tax returns annually.

Mistake 7: Choosing the Wrong Location

Bought in a remote area — achieved 40% occupancy vs 75% needed for positive cash flow. Cost: $8K/year negative. Fix: Research rental data first. Canggu, Seminyak, Uluwatu achieve 70-85% occupancy.

Mistake 8: Overpaying for Leasehold Properties

Paid $250K for 20-year leasehold — $12,500/year. Comparable 30-year was $280K at $9,300/year. Cost: $45K overpaid. Fix: Calculate annual cost (price ÷ years). Above $10K/year is overpriced.

Mistake 9: Skipping the Building Inspection

Bought a villa with termite damage, faulty wiring, leaking pool — undetected until after purchase. Cost: $35K repairs. Fix: Pay $500-$1,000 for a professional inspection before buying.

Mistake 10: Not Having an Exit Strategy

Urgent sale — no buyer for 8 months, sold 30% below market value. Cost: $90K loss on $300K villa. Fix: Plan 12-month exit. Leaseholds take 6-12 months to sell. Price at market from day one.
