Bali Villa Rental Yield Trends: What to Expect in the Second Half of 2026

After a record-breaking first half of 2026 that saw Bali tourism surpass pre-pandemic benchmarks by 34%, villa owners and prospective investors are asking the same question: can the momentum hold? The numbers from Q1 and Q2 2026 paint a picture of a maturing market — one where premium positioning, smart area selection, and professional management increasingly separate the top performers from the also-rans.

Net rental yields across Bali's prime villa markets have settled into a band of 8% to 14%, remarkably healthy by both global and regional standards. To put this in perspective, comparable luxury villa markets in Phuket average 6-10%, the French Riviera offers 3-5%, and Miami Beach luxury rentals barely touch 4-6% net. Bali's combination of high tourist demand (over 6 million international arrivals projected for 2026), relatively low land and construction costs, and a deep pool of management talent continues to give it a structural yield advantage.

But yields are not uniform across the island. Area-specific dynamics — from new hotel supply in Canggu to the infrastructure boom in Uluwatu — are reshaping what investors can reasonably expect. This data-driven analysis breaks down the numbers by sub-market, season, and property type, with an eye on the second half of 2026.

The Macro Picture: Why H2 2026 Looks Strong

Second-half performance in Bali's villa rental market is historically stronger than H1, driven by the European winter escape season (November through February) and the year-end holiday peak. Occupancy rates typically climb from a May-June trough of around 55-60% to a December peak of 80-85%. The 2026 cycle looks unusual in one important respect: the trough has been shallower than usual.

"We saw 68% average occupancy in May 2026 across our portfolio, compared to 62% in May 2025," notes Wayan Sudarma, portfolio manager at Bali Luxury Retreats. "The shoulder season compression we used to see in April-May is disappearing. Travellers are spreading their trips more evenly, which is very good for yield stability."

Several structural factors support this view for H2 2026. First, airline capacity into Ngurah Rai International Airport is up 21% year-on-year, with new direct routes from Mumbai, Seattle, and Warsaw. Second, the completion of the Bali Mandara II toll road has improved access to Uluwatu and Bukit peninsula areas, expanding the addressable rental pool. Third, the Australian dollar — source currency for roughly 38% of Bali villa investors — has stabilised near A$1 = IDR 10,500, removing the currency uncertainty that suppressed some forward bookings in early 2025.

Canggu: Navigating Supply Headwinds

Canggu's yield compression from 12% at the top end in 2025 to 11.5% in H1 2026 is the most notable shift in the table. The cause is straightforward: supply. Over 45 new boutique hotels, villas, and resort-style accommodations opened in the Canggu-Berawa-Batu Bolong corridor between January 2024 and June 2026. While demand has grown, it hasn't kept pace with room supply, putting downward pressure on average daily rates.

For villa investors, the counter-strategy is differentiation. "Standard three-bedroom pool villas in Canggu are now competing with hotel suites at $250-$350 a night," explains Made Ariana, regional director at Pertama Property. "The villas that still command $500+ a night have something unique — direct beach access, an exceptional architectural design, or a curated guest experience with in-house spa treatments."

Canggu's H2 outlook is cautiously optimistic. The wet season (October-March) historically pushes occupancy down in open-plan villas, but the Christmas-New Year period remains a reliable stronghold. Investors targeting Canggu should budget for yield in the 9-11% range and focus on properties with a clear design or location differentiator.

Uluwatu: The Yield Leader's Ascent

Uluwatu has overtaken Pererenan as the top-yielding market in 2026, with net returns reaching 14% in H1 and a forecast of 14.5% by year-end. The area's spectacular cliff-top locations and newly completed road infrastructure have unlocked a wave of demand from the premium segment — guests willing to pay $800+ per night for ocean-view villas with private infinity pools.

The opening of the new Uluwatu bypass road in March 2026 cut travel time from Ngurah Rai Airport to the Bukit peninsula from 60 to 35 minutes, significantly broadening the market. Previously, many potential guests chose Seminyak or Canggu for convenience; now Uluwatu is within easy reach for short-stay visitors.

Occupancy in Uluwatu has climbed from 68% to 70% year-on-year, but the bigger story is ADR growth. Average daily rates for premium Uluwatu villas have risen 12% in 2026, compared to 4% in Seminyak and 2% in Canggu. For investors with the capital to acquire or build in the cliff-top zone — and who navigate the stricter building regulations in the area — Uluwatu offers the best risk-adjusted yield in Bali heading into H2 2026.

Pererenan: Emerging Potential, Patience Required

Pererenan's 13% net yield in 2025 made it the darling of yield-chasing investors. The 2026 picture is more nuanced. New supply has arrived — over 20 villa projects completed in the first half of the year — and occupancy has only inched from 65% to 66%. The top end of the yield range has narrowed from 14% to 13% as the market matures.

However, Pererenan remains the most accessible entry point for investors seeking double-digit yields. Land prices per are (100 m²) in Pererenan range from A$80,000 to A$130,000, compared to A$180,000-A$300,000 in prime Canggu locations. This lower land cost directly feeds into higher net yields, even with slightly lower ADRs.

"Pererenan in 2026 reminds me of Canggu in 2019," says Ketut Yusuf, a Bali-based property investment consultant.
